Air conditioners move large volumes of air through filters,
coils and fans. Over time, dust and other airborne
contamination can collect on these components. A unit may
still switch on, but restricted airflow and dirty
heat-exchange surfaces can reduce its ability to cool or heat
the room effectively.
Condensate drainage also needs attention. Slime, dust and
debris can restrict the drain line or build up in the drain
tray. If water cannot leave the unit correctly, it may leak
indoors or trigger a condensate pump or float-switch problem
on systems that use them.

10 Signs Your Air Conditioner May Need a Major Service
A removable-filter clean is useful routine care, but it does
not always reach the evaporator coil, blower wheel, drain tray
and other internal surfaces. A deeper clean may be appropriate
when contamination has built up further inside the indoor
unit.

The room takes longer to reach the selected temperature.

There is a damp, musty or unpleasant smell during operation.

Why an Air Conditioner May Leak Water Indoors
During cooling, moisture from the room condenses on the indoor
coil and should flow into the drain tray before leaving
through the condensate drain. Water appearing indoors means
that this process is not working correctly or that
condensation is forming where it should not.

A blocked or partly restricted condensate drain.

Insufficient fall on a gravity-fed drain line.

A failed, blocked or incorrectly installed condensate pump.

A cracked, displaced or overflowing drain tray.

Damaged or incomplete insulation on cold refrigerant piping.

An indoor coil freezing because of restricted airflow or

An indoor unit that is not level or has moved on its
mounting plate.
Switching the unit off can help prevent further water damage,
but the cause still needs to be identified. Repeatedly
clearing a drain without checking why it blocks may only
provide a temporary solution.
Do not open electrical covers or continue operating a leaking
unit when water is near wiring, plugs or electronic
components. Arrange a professional inspection.

salt-laden air, moisture and wind-driven contamination. These

drainage and access for cleaning should all be considered.

No coating or treatment makes an outdoor unit completely
corrosion-proof. Coastal exposure, maintenance frequency,
installation position and the condition of the coating all
affect the result.

How to Choose a Suitable Air Conditioner Size
A quick square-metre estimate can be useful as an early guide,
but professional sizing should consider the actual heat load
in the room. Two rooms with the same floor area may need
different capacities because their windows, sunlight,
insulation and usage are different.

Window size, glass type, curtains and direct sunlight.

Roof, wall and ceiling insulation.

Number of people normally using the room.

Computers, cooking equipment, lighting and other
heat-producing appliances.

Open doorways, adjoining spaces and air leakage.

The required temperature, operating hours and Cape Town
microclimate.
An undersized unit may run for long periods and still struggle
to reach the desired temperature. An oversized unit may cycle
differently than intended and can be less suitable for
humidity control and stable comfort. Correct product selection
also depends on available electrical supply, piping distance,
outdoor-unit position and drainage requirements.
